Resident visa for the purchase of real estate in Dubai

One of the most advantageous reasons to invest in real estate in Dubai is gaining eligibility to receive a resident visa. 

If the value of the property is AED 750,000 (USD 204,000) or more, the owner will become eligible for a 2-year resident visa. The owner will qualify for a 10-year Golden visa if the purchase amount of their investment meets or exceeds AED 2,000,000 (USD 545,000). 

Buying a ready-made property also allows the owner to apply for a Golden visa.

Sponsoring resident visas on behalf of family members, including spouses and children regardless of age
Receiving a driver’s licence and open a local bank account
Enrolling children in public and private educational institutions
Using public utilities and telecommunication services, such as getting a local phone number

Those who hold a Golden visa receive even more privileges, including: 

Having the right to reside in the Emirates for 10 years, with the option of spending an unlimited amount of time outside the country
Being able to remain in the UAE until their visa expires even if the primary Golden visa holder has passed away
Sponsoring an unlimited number of resident visas on behalf of domestic staff

Mortgage financing — a convenient way to purchase real estate in the UAE

The UAE has established a mortgage financing system with flexible terms and conditions for interested customers. Banks, financial institutions and service providers can assume a significant portion of the purchase cost of the property on behalf of the buyer, who will then repay it over a long period of time. 

There are two types of mortgage options available to finance your future property investment:
Variable rate mortgage
The interest rate for this type of mortgage will vary depending on the EIBOR*
Fixed rate mortgage
This option provides the lender with a fixed payment rate from the beginning to the end of the loan term. The amount of the monthly instalments (EMI) will remain constant throughout the duration of the loan, making it easy to plan and pay back.
